raise the value of the property. This entails
a positive attitude toward common property
in the building, and in turn, to public spaces
in general.
This new situation is currently promoted by
components dictatedbymaster plans, aiming
at efficient maintenance with garbage rooms
and centralized infrastructure systems.
However, the fact that luxury lobbies are
equipped with inviting sitting corners, some
even with a coffee corner like a hotel lobby,
does not ensure meetings between tenants.
Israelis don’t like having their schedule
organized for them, particularly those
without extra free time.
Research shows that in order to ensure
architectural effectivity, it is better to improve
the potential of the building, rather than
dictate the behavior of the user, arousing
inner resistance.

A technique used in apartment buildings
overseas is a "leave and borrow" library. It
turns out that a volunteer library improves
tenants' involvement, encourages them to
chat, exchange ideas and feel they belong.
A simple design might turn an expensive
and wasted space into a useful and effective
one, where every investment brings its own
return, very much like commercial lobbies
where every square meter is calculated -
hotels or offices. Namely, paneling that can
be cleaned; cost-effective, easily changed
lighting; a computerized notice board that
can be erased; and smart lighting systems
that switch on and off in relation to changes
in climate and natural light in the course of
the day.
The key words must be efficient, compact
and practical design
,
making the lobby
pleasant in order to encourage people to
hang out there. Thus increasing caring for
common property in order to replace the
prevailing thought - “who cares how much
the neighbors pay" with "ours is also mine".
