Building costs, relatively high for the development of buildings earmarked for preservation, actually dictate the planning of the flats. Each square meter must be figured in detail, to give the owner the best value for his large investment per flat size. The roof flat on Mazeh St. was planned for a young couple of interior designers and their two daughters.



The flat has been divided into two areas: the bedrooms of the girls and parents facing the back, and the living area opening to the porch on the front street. As such, the recession from the fa?ade line, dictated by law, has been well-exploited to support the functions. The main recession on the street-side has created a wide lit porch roof, to become a natural continuation of the living space, while the minor recession of 20 cm. on the other fa?ades protects the family’s privacy at the back. The entire flat is surrounded by equi-size windows. The three bedrooms facing south are sunlit and warm, with a varied urban view of the sea on one hand and the Shalom Tower on the other. To moderate the urban exterior and create an illusion of outside greenery, tall narrow window pots extend to continue the deck, at the height of the banisters.



The living area is almost partition-free, so that in spite of the limited size of the flat, it has a sense of openness and generosity of space. At twilight the bright light is replaced with the pinks and reds of sunset, till full darkness - when the city lights of surrounding houses and towers star.
